Description:
• Identify and evaluate data center development opportunities across target markets by coordinating with power and land teams.
• Conduct site selection analyses covering energy access, cooling infrastructure, geotechnical and environmental factors, and zoning requirements.
• Build and maintain a pipeline and database of development opportunities, tracking milestones, market dynamics, and transaction activity.
• Develop relationships with brokers, landowners, utilities, municipalities, and regional development authorities to source off-market opportunities.
• Monitor industry trends, competitive dynamics, and market developments across the data center and power ecosystems.
• Analyze hyperscaler demand, colocation supply and demand, and power infrastructure constraints to inform site prioritization and investment decisions.
• Build and maintain financial models across the full project lifecycle, including debt, joint venture waterfalls, and return metrics.
• Underwrite customer contracts and analyze revenue, cost, return, and risk allocation across project documents.
• Support end-to-end transaction processes including diligence coordination, deal structuring, closing logistics, and capital raising materials.
• Prepare investment memos, feasibility studies, executive presentations, and Investment Committee materials for senior leadership.
Requirements:
• 0-5 years of experience in real estate development or acquisitions, infrastructure finance, data centers, investment banking, private equity, or power and utilities.
• Strong financial modeling skills.
• Ability to analyze and interpret real estate and infrastructure documents such as LOIs, PPAs, DSAs, development agreements, operating agreements, and due diligence reports.
• Ability to manage multiple active workstreams with strong ownership, judgment, and execution.
• Proficiency in using AI to build custom tools and accelerate workstreams.
• Clear written and verbal communication skills, with the ability to prepare executive-ready materials and present to senior leadership.
• Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related quantitative field.
• Proficiency in Microsoft Excel and PowerPoint, with comfort working with large datasets and analytical tools.
• Direct exposure to data center site acquisition, development, or hyperscale/colocation leasing is preferred.
• Familiarity with power markets and grid interconnection processes such as ERCOT, MISO, PJM, or Southeast utility frameworks is preferred.
• Experience evaluating power purchase agreements, interconnection agreements, or energy infrastructure contracts is preferred.
• Knowledge of entitlement, permitting, and land development processes for large-scale industrial or technology facilities is preferred.
• Experience with GIS mapping tools or other real estate/infrastructure analytics platforms is preferred.
